Madison Commons
Madison, FL

The project included redevelopment and demolition of an existing 82,000 square foot Kroger anchored shopping center to make way for a new 54,400 square foot stand-alone Publix grocery store with a drive thru pharmacy, along with 21,000 square foot of retail space at the South side of the property along Brown’s Ferry Road, one of the busiest intersections in Madison, Alabama. Project completion was March of 2019.

University Square
Winter Park, FL

In 2005 MCP redeveloped an old Winn-Dixie center into “University Square”, anchored by Target, CVS, Starbucks and Fifth Third Bank. Twelve years later, Target was looking to monetize some of their excess parking and looked to MCP for a solution. We took an acre of parking farthest from the Target entrance and built a two tenant building for A T & T and HCA owned Care Now.


Signature Village
The Villages, FL

In 2015 MCP acquired a closed Sonny’s Barbeque building. Although the Sonny’s had failed it was located directly across the street from the Villages latest Town Center “Brownwood”. MCP acquired an adjacent property and redeveloped the assembled site into 17,000 of mixed-use retail, restaurant, healthcare and financial. The property opened 100% leased at rents that were significantly above the prior market history.

Island Walk
Palm Coast, FL

MCP acquired a 150,000SF existing Publix anchored center, originally built in 1978 and planned a rebirth for the tired, 50% vacant center. Publix were anxious to get a new store but could not afford to be closed while a new store was being built. Much of the center was demolished to make way for a new 54,000 Publix and drive through pharmacy. Construction was staged so Publix could remain open. After the new store grand opening the old Publix box was retrofitted for Hobby Lobby and a vacant Bealls space was renovated for Petco and Tuesday Morning. New free standing Starbucks, Chase Bank and IHOP out parcels were added taking the center to 206,000 square feet.


Cortez Commons
Spring Hill, FL

In late 3013 Hobby Lobby asked MCP to find a solution which would accommodate a 55,000 square foot store in Spring Hill. MCP acquired a 20 acre parcel at the high profile intersection of SR 50 and Mariner. A center of 121,000 square feet was constructed, anchored by Hobby Lobby, Dicks Sporting Goods and Five Below. An out parcel multi-tenant building accommodated Mattress Firm, Vitamin Shoppe, Bob Evans and a Wells Fargo ATM. Additional outparcels were leased to Wawa, Bonefish Grill and Chili’s. The center has remained at 100% occupancy since opening day.

 

Harbor Point
Vero Beach, FL

Harbor Point was originally conceived by another developer and our initial interest was to develop a Walgreens Pharmacy across the street from the future Publix. MCP was given the opportunity to acquire the land which would become Harbor Point. The greatest challenge was not the dire economy, but the fact that a planned roadway, which Publix required be open, was neither fully designed, nor funded. MCP negotiated a multi-party agreement with the County and others in the area. We accelerated the construction of the roadway and opened Publix in 2014. We also built an outparcel building for AT&T and leased a pad to McDonalds.


Plaza Venezia
Venice, FL

Plaza Venezia is a Publix anchored shopping center of 68,400 square feet. Located at the intersection of Laurel Road and Pinebrook Road we faced challenges that were not uncommon during the Great Recession. First the plans for an adjacent 60 acre healthcare campus were shelved. Then the proposed extension of Honore Road to meet at the Laurel Pinebrook intersection were delayed. Despite the challenges we opened the Publix on time and on budget and 95% leased. MCP also leased an out parcel to McDonalds.

Pavillion Crossings
Riverview, FL

Pavilion Crossing is a 68,000 square foot Publix anchored center in the booming area of Riverview/Brandon, near Tampa. Located at the intersection of US 301 and Falkenburg, traffic counts exceed 70,000 vehicles per day. In addition to the center MCP leased out parcels to McDonalds, Starbucks, Heartland Dental, Federal Navy Credit Union and The Learning Experience.

Oviedo on the Park Townhomes
Oviedo, FL

Oviedo on the Park exemplifies our vision for vibrant, mixed-use communities designed to enhance the lives of both residents and visitors. This dynamic development integrates residential spaces, retail, dining, and wellness into a prosperous town center that serves as the community's focal point. This development emerged from the 'work from home' trend during the pandemic, featuring two-story townhomes above workspaces. Each unit also includes a one-bedroom apartment with a garage.

Bardmoor Village, Largo , FL – 165,000 SF. Publix, Eckerd, etc. Acquistion of a 68,000 SF Publix/Eckerd and 10 acres. New 65,000 SF Publix store and redevelopment of this community shopping center. Complete canopy, paving, lighting, landscaping project on existing center accomplished without loss of any existing small shop tenants.

Clarcona Groves, Orange County, FL – 60,000 SF center anchored by a Walmart Neighborhood Market.

Columbia Promenade, Kissimmee, FL – 68,000 SF Publix-anchored neighborhood center completed in October 2000.

Curry Ford East, Winter Park , FL – 75,000 SF center anchored by Winn-Dixie, Eckerd and USPS acquired in January 2002. Redevelopment complete.

Dupont Lakes, Deltona , FL - 235,000 SF joint-venture with Publix. Acquired the property, negotiated joint-venture and lease with Publix and developed the center. Sales to Shell Oil, Barnett and McDonalds.

Fifth Third Bank, Deltona, FL – 4,300 SF free-standing bank building.

Herndon Village, Orlando, FL – 64,000 SF center anchored by Party City, Living Quarters, Laminate Kingdom and Cycle Gear. Special opportunity that required very fast action. Bought and closed in 23 days.

Hunter's Creek Town Center, Kissimmee, FL – 249,000 SF Publix, K-Mart, etc. Bought the property, designed and developed the center, negotiated leases with Publix, K-Mart and others, sales to Sun Bank, Chevron, Barnett Bank and McDonald's.

Lake Mary Collection, Lake Mary, FL – 319,000 SF Target, Winn-Dixie, etc. Purchase of 32 acres of a larger P.U.D. and development of infrastructure. Build-to-suit sale to Target Stores and sales to Gooding's Supermarkets, First Union, Checker's, Payless Shoes, Chevron and Goodyear Tire.

Pleasant Hill Commons, Kissimmee, FL – 71,450 SF Publix-anchored retail center completed July, 2008.

River Walk, New Port Richey, FL – 69,000 SF Publix-anchored neighborhood center completed November 15, 2001.

Saxon Crossings – Orange City is a 350,000 SF center anchored by Target, Lowes and LA Fitness. This property is located in high-growth Volusia County and is situated near Interstate 4 and an easy commute to Orlando.

Shops at Foxwood, Ocala, FL – Shops at Foxwood, a 78,660 SF retail center is anchored by Publix Supermarkets (re-location to a 54,000 SF store). The center is located on the corner of US 27 and 49th Avenue in Ocala near Interstate 75.
